Real-world asset platform Tokinvest has announced a strategic partnership with API Global, a UK-based property investment and distribution firm, in a move designed to make institutional-grade real estate more accessible through tokenization.
API Global, which has facilitated more than US$2 billion in real estate transactions since its founding, will combine its property sourcing expertise with Tokinvest’s newly licensed digital issuance platform.
The collaboration enables investors to buy fractional shares of prime real estate assets via secure, regulated tokens, a model that aims to democratize property ownership.
According to Deloitte, up to US$4 trillion worth of real estate could be tokenized by 2035, compared to less than US$0.3 trillion in 2024, a projected compound annual growth rate (CAGR) of 27%.
Tokinvest and API Global’s partnership is positioned to capture part of that growth by connecting the traditional property market with next-generation digital asset infrastructure.
“This collaboration represents the next chapter in property investing,” said Scott Thiel, CEO and Co-Founder of Tokinvest. “For too long, the best deals have been reserved for the few. Together with API Global, we’re opening up access so more people can invest like the 1%, in world-class assets, but with far lower barriers to entry.”
Under the partnership, API Global will serve as both a strategic adviser and distribution partner, sourcing institutional-grade properties and connecting them to its global network of wealth managers, family offices, and private investors.
Once listed and tokenized via Tokinvest’s platform, these assets will be available to investors worldwide in fractional amounts, offering exposure to high-quality property portfolios that were once the preserve of institutional players.

The announcement follows Tokinvest’s recent achievement as one of the first companies licensed by the Dubai Virtual Assets Regulatory Authority (VARA) to issue and broker multiple asset types. The Category 1 ARVA Issuance and Broker-Dealer Licence grants Tokinvest the ability to manage and distribute tokenized real-world assets across sectors including property, private credit, and alternative investments.
